Go BIG or Go (buy a) Home!

Are you looking to finally buy your dream home but are afraid of what a big loan looks like?  Have no fear!  A Jumbo Loan just may be the fix for  you.  Currently, a Jumbo Loan is a loan amount of $580,000 or higher for FHA loans and $474,950 or higher for conventional loans in Sacramento County (as of August 20, 2015) and varies in other counties.

While the underwriting process for jumbo mortgages is similar to that of a conforming mortgage, the requirements differ.  There is no (private mortgage insurance) with a jumbo mortgage, so the down payments are larger and, usually, the credit score can be no lower than 700. If you are going to apply for a larger mortgage amount, of course you’re going to have to be able to show the income and the assets in order to pay that.  Now is a great time to apply as jumbo loan rates have reached historic lows, and interest on loans up to $1 million is tax-deductible.107.pdf
